I undertake a range of work for charity or community groups primarily because I want to make a difference and I like giving something back to my community that in turn supports me. When I reflect on the tasks I have undertaken I have also gained a lot of experience which then has helped or enhanced my working life.

This includes planning projects, chairing groups and committees, team building, public speaking, understanding the range of motivations of individuals and groups, overcoming areas of conflict, negotiation skills, designing goods and services and marketing those goods and services, publicity management etc. etc

Many individuals have turned a hobby into a career, by starting their own business and selling goods and services that were originally a part time pursuit. Undertaking voluntary work can also open your horizons and help you to find purpose, feel involved and actively contribute, explore your own strengths and develop new skills and make you proud of what you can achieve. Those new skills may enhance your current job role or may provide you with a springboard to move on to a new area of your career.

What are the barriers to you using volunteer work as a way of meeting personal needs and developing your skills and talents? Many would say lack of time, age or level of education and all of these may be good reasons for not volunteering, but for others these are just excuses for inactivity. When homeowners want to sell their home, they may look at what they see agents doing and think that they can do it themselves. This may be true but there is a lot going on "behind the scenes" that you simply can't know about unless you have sold a previous home or have worked closely with a real estate agent in some regard before. Even then, selling a home involves much more than meets the eye. Below are details of an agent's huge role in selling a home.

Before a house is even listed on the market, the agent is working hard to make it a quick and worthwhile sale for the owner. Before the house is listed, the agent will: research current properties on the market, look at sales activity taken from MLS and other sources that a private seller may not have available to them, tell the homeowner how long they can expect their house to be on the market, discuss property tax roll, create a comparable market analysis to allow the seller to see where their house fits in to the market, verify ownership and deed type as well as public property records, make an assessment of the house based on curb appeal, explain the public school value, and then give the homeowners a listing presentation. This presentation will review the listing contract with the homeowners and point out areas of interest in their home as well areas that will need improvement.

It is at the listing presentation that the agent will also bring the results of the comparable market analysis, review the condition of the marketplace, provide their own credentials, discuss the details that will need to be put into place to sell the home such as holding open houses, other various advertising, as well as other strategies. They will then explain the homeowner's warranty and begin to screen calls from prospective buyers and other agents.

Once the property is trying to be actively sold, the agent's role and responsibilities become even greater. Then comes the advertising, which is the part that is generally seen by homeowners who wish to sell their home. This includes listing the property on MLS, giving the seller copies of the MLS agreement, taking photos of the property for MLS and for general advertising purposes, determine showing times and working with other agents and buyers to arrange for appropriate times, create a brochure pertaining to the property, create and distribute flyers, compare the property with other MLS listings, notify the Network Referral Program, create feature cards highlighting the main points of interest in and around the property, and receive and respond to emails and faxes.

Once offers start to come in for the property, the agent handles these contracts and provides information to the seller and the buyer, or the buyer's agent. Once an offer is received, the seller's agent will analyze the net sheet, and offer advice on the offer. They will then provide the buyer with the seller's disclosure sheet and get a pre-qualification letter from the buyer. They will work with the seller and buyer regarding counteroffers and amendments, and they will deliver offers of purchase. They will provide advice and support with escrow accounts, and update the listing with a "sale pending" status.

They will also review credit reports and deliver any property information that has not yet been shown. If needed, they will order inspections pertaining to well flow, termites, and mould. They will work with any lender's to confirm the loan agreement, the buyer's employment, and loan approval. They will then remove any loan contingencies from the offer to purchase.

The agent will then work to coordinate any inspections that will be done on the property. They will arrange for a home inspector to come in and then review the report with the seller and buyer. They will also confirm that any repairs still needed have been done and meet with the appraiser who will then come to perform another inspection. They will provide both the buyer and seller with the appraiser's report and then remove any contingencies on the offer relating to the home inspection and the appraisal.

Once the house has been sold and all inspections are complete and financing is in place, the agent still has a few more things to do. They will ensure that the contract is sealed and organize closing procedures. They will make one last walk-through of the property to ensure that it can be turned over to new owners, and make homeowner warranty available. They will coordinate any final deposits that need to be made, update the MLS listing as "sold." They will finish any details left on paperwork and finally, give the new owner the keys to the property.

We must always remember that everything we bring must be taken with us, or properly disposed of when we leave the camping area.

Various Parts of Hydraulic Press Brakes

Press brakes are used to make bends in thick heavy sheets and to make complex bends in thin materials. There are two types of press brakes: mechanical and hydraulic. Since a large amount of power is required to bend the sheets or plates, the hydraulic presses are usually more appropriate for each job. Hydraulic presses are available in capacities exceeding 50,000 metric tones. They are highly preferable in operations requiring steady pressure throughout the substantial stroke length, wide variations in the stroke length, and high or variable forces.

In order to fully understand the operation of a hydraulic press brake, you need to know how it works. Since hydraulic press brakes are made up of a number of components, keeping track of them all can be difficult. So, here is a basic list of some of the most prominent components.

1. Hydraulic fluid - Hydraulic fluid is transmitted through various parts of the machine. High pressure is exerted on hydraulic fluid by the hydraulic pump, thus creating highly energized fluid. This fluid then travels to the cylinders (actuators) where it delivers its stock of large amounts of energy to the piston, which operates the bending tools. After delivering the energy, the de-energized hydraulic fluid travels back to the pump to regain its energy and continue the operation of the machine. The hydraulic fluid is usually petroleum oil with various additives.

Apart from transferring the energy, the hydraulic fluid also lubricates the various components of the hydraulic press brake and removes the contaminants and metal fittings. The hydraulic fluid should be capable of operating at high temperatures, including a few hundred degrees Celsius, as it gets heated when it receives the energy in the hydraulic pump.

2. Hydraulic pump - The hydraulic pump actually produces the power that energizes the hydraulic fluid and transmits it through the machine to carry out the pressing operations. If a pump has the rating of say 5,000 psi, it can maintain the flow of liquid against the loads of 5,000 psi or it can apply that much pressure. The power density of hydraulic motors is ten times that of electric motors by volume. The hydraulic pump is operated by an electric motor or an engine connected by gears, belts, or flexible couplings. It can be a gear pump, vane pump, axial piston pump, or radial piston pump. The hydraulic pump is the "generator" side of the whole hydraulic press brake system.

3. Actuator - The power contained in the hydraulic fluid is delivered to the actuator, which carries out the pressing operation. There are various types of actuators, but the one used in hydraulic press brake is the hydraulic cylinder. The hydraulic cylinder is comprised of a cylinder barrel and a reciprocating piston. The large amount of energy contained in the hydraulic fluid is transmitted to the piston to carry out the linear work of pressing the metal sheets. The stroke length of the piston can be programmed to vary depending upon the thickness of the metal sheet and angle of the bend. The total stroke length of the piston depends on the length of the cylinder. The forces and pressure of the piston can be accurately controlled, and full pressure is available throughout the entire stroke. During the operation of the presses, the speed can be programmed to vary or remain constant. The hydraulic cylinder is the "motor" side of the whole hydraulic press brake system.

4. Control valves - The control valves direct the hydraulic fluid to the desired actuators. They control the amount of fluid and energy that is transmitted to the actuator. If there are multiple actuators, control valves distribute the fluid evenly among them as per the requirements of the operation.
